The On-Site Manager(s) will effectively manage the property AND respond to maintenance requests. We will consider splitting the position between two applicants because of the broad range of experience required, but the position only requires 40 hrs/week total between management and maintenance. The responsibilities for our On-Site Manager(s) include:

  • Market units as they come available and pre-rent before unit is vacated
  • Monitor competitive market area for trends effecting occupancy
  • Ensure office and community is clean and inviting, check grounds twice daily
  • Check all vacancies daily and keep common areas clean
  • Answer incoming calls and questions professionally
  • Maintain inventory and manage property costs
  • Collect and deposit rents, deposits and fees
  • Enforce rental policies and follow Landlord/Tenant Law as trained by management company

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

1. Receive tenant complaints or maintenance calls direct or from property manager. When direct, records must be kept communicating the event to the property manager.

2. Repairs and Maintenance:

a. Perform minor repairs and maintenance, i.e. troubleshooting HVAC, plumbing, and electrical, and general building repairs. Projects taking more than one-half (1/2) hour should be assigned to a contractor with property manager’s approval. When troubleshooting indicates a problem requiring professional services, the property manager should be informed or, if by previous direction, call the contractor.

b. Perform minor janitorial duties; touching up and pick up common area carpets, restrooms, clear glass, clean up areas missed by contractors. Sidewalks and/or surrounding grounds may require sweeping, trash pick-up, minor landscape duties as well as snow and ice removal from sidewalks and parking lot walk-ways.

c. Respond to tenant issues – Minor repair, replace lights, heating and cooling problems.

d. Perform tasks assigned by the property manager.

3. Contractors and Vendors: The building superintendent may be required to interface with those providing goods and services. These duties could include calling for service, meeting service person, monitoring service performed, ordering and/or receiving goods. The superintendent should always check with the property manager prior to ordering service to avoid misunderstandings.
